Acreage
The acreage consists of approximately 1764 deeded acres. The total acreage consists of 9 adjacent county assessor parcels ranging in size from 3.1 acres to 558 acres.
Approximately 265 acres are currently irrigated with a pivot system with approximately another 35 acres that can be added. This acreage is currently growing alfalfa. Another 900 acres are flood irrigated and used for grazing. There are about 525 acres of juniper and pine rangeland. Improvements count for about 5 acres.
Acreage on the ranch is fenced and cross-fenced with roads and electricity throughout. Elevations range from approximately 4280’ to 4450’ with most of the acreage fairly level.
Homes
The Williamson Ranch contains enough accommodations for owners, guests and ranch hands.
There are two homes on the ranch. The main home, which is approximately 1500 sq ft, is currently being updated and has 3 bedrooms and 1 bath.
A second home, with approximately 900 sq ft has 3 bedrooms and one and a half baths.
In addition, the 6000 sf ft shop also has 3 bedrooms and 3 baths.
Shop
For your equipment storage, the ranch features a large metal 6000’ square foot shop with a concrete floor, water and electricity. For your guests or ranch hands, the shop also features 3 separate bedrooms, each with a bath. Access to the shop is through two large entrance doors on either end measuring 16’ x 20’ and 12’ x 14’.
Irrigation Water
Irrigation water to the ranch is supplied by water from nearby Butte Creek. Controlled by the Butte Valley Irrigation District, the ranch is entitled to an adjudicated one-third share of the creek’s water flow. The diversion from the creek, located on a neighboring property, flows through a canal into the ranch feeding several ponds and irrigation ditches throughout the property. One of these ponds provides water to the pivot system.
Water Rights
The ranch has a one-third water right from nearby Butte Creek. The 320 miner inches of deeded water supplies irrigation water to the ranch through a series of ditches.
Wells
The ranch has four wells, both domestic and irrigation. One domestic well serves both homes and the metal shop. One of the irrigation wells (2000 GPM) is used when the surface water goes dry. The remaining two wells are capped and not used.
Cattle Lease
The ranch currently has a cattle lease for most of the acreage. The lease generates $20,000 of income for the owner.
Location
The ranch is located near historical Butte Valley in northern California's scenic Siskiyou County and just south of the Oregon border. Approximately 7 miles south of the small town of Macdoel, the ranch is easily accessed by well maintained county paved and gravel roads.

The ranch has a variety of wildlife including elk, deer, mountain lion, bear, bobcat, coyote, antelope, duck, geese and bald eagles.
